This is the best way to let us know you are interested in living in our park. Generally, we do not have much availability, but it is generally first come, first serve. If we do not have anything available at the moment, using this form will put you on our waitlist. Calling the manager is not an effective way to get on to our waitlist.
If after filling out this form, you do not hear back from us, it is because we currently do not have any spaces available, however we will keep you on our waiting list in the case that a lot or rental becomes available in the future. Applying more than once will not move you up the waiting list (in fact, it will put you at bottom of the list). The second item to be aware of is that in order to maintain the quality of the park we have several park rules.
Also note that this form is not an actual application, but rather a pre-application that gives us a general idea of who you are, etc…
General Availability of Our Lots and Apartments – Important!
We only have 4 – 6 rental apartments / rental mobile homes. The rest of the lots are “tenant owned homes,” or “TOH” for short. If a TOH ever moves out, they may either sell a trailer to you, or they may take their trailer with them and you will need to bring your own trailer. It is uncommon for someone to move out.
Rental Rates
Rental rates for apartments range from $800 – $1300/mo. for a 3 bedroom unit, while lot rent is $368 for a standard size lot (you either buy a home from a tenant-owned-home or bring in a mobile home of yours into our park if we have an empty lot).
If You Want to Rent a LOT & Need a Mobile Home
- Buy a mobile home from Criagslist/Facebook (usually the lowest cost option). If we have a tenant moving out, they/we will often list the unit for sale on these websites.
- Finance a home through a special mobile home ownership program by 21st Mortgage Corporation and Clayton Homes. They will sell to almost anyone regardless of your credit score.
- Lender: You can apply on 21st Mortgage.com: Mobile Home Financing. As of 03/2021, you can find a list of their lending requirements and rates here
. Almost any credit score will qualify and any age home! - Homes: Again, if we or other sellers have a home for sale on Facebook/Craigslist, 21st will finance them. If you want a new home, you can contact Clayton Homes

We currently are not offering any “rent to own ” mobile homes.
About Our Apartment / Mobile Home Rentals
We require a deposit equal to first month’s rent plus a refundable cleaning fee.
Pet’s have a non-refundable deposit of , and a monthly fee for up to two pets.
Payment Methods We Accept Here
We only accept payment via:
- Check via your bank account (you must have internet access and an email address). This is a free service.
- Cash via MoneyGram (currently Walmart is the only Moneygram location in Mountain Home). Moneygram charges a small fee.
- Credit/debit card via our online payment system (you must have internet access and an email address). We charge a processing fee.
We do NOT accept mailed in payments, cashiers checks, counter checks, money orders, cash payments, payments handed to the manager, nor other methods.
